Bayshore Townhouses Real Estate Market Update

As part of Matt’s targeted direct mail advertising program, he sent current Bayshore residents a summary of the actual sales that have occurred on the property! In the 12 months ending Jan 31, 2016 (last January), there were 5 homes sold in 2015 at an average price of $244K.
In the 12 months ending Jan 31, 2017 (this January), there have been 8 homes sold at an average price of $252K. That’s an increase of almost $8K! The average price per square foot went up $6 from $137 to $143.
There were apparently no closings in December, January, or February.
The last recorded sale was November 10th, 2016.
Matt’s Market Update provided a detailed chart that gives details for those 8 sales in 2016, including these columns:
- Address
- 4 on Oyster Bayou Way
- 3 on Seagrape Circle
- 1 on Estuary Trail
- Date Sold (It was sorted with the latest sale at the top of the list)
- Price Sold
- Year built (1999 or 2000)
- Square feet of living area (from 1500 to 1800)
- Price per Square Foot
