Bayshore Townhomes Real Estate Market Update ~ January 2023
I pass most Bayshore units as I enter/exit the property. I pay attention to For Sale signs and/or Realtor lockboxes on door handles.
There are currently no MLS listings on the property. Our units seem to go under contract within a week of being listed! No units have closed in the last 6 months, either.
Kudos, again, to Matt Douglas, of Keller Williams Elite Partners Realty. Matt sends current Bayshore occupants a 2-year summary and analysis of actual sales! He does this as part of his targeted direct mail advertising program.
In the 12 months ending November 30, 2022 (a full calendar year)…
- There were only 2 homes sold, with an average price of $379K.
- The average price per square foot was up to $246.
- The lowest price-per-sq-ft was $241. This sale closed in June 2022.
- That was also the last closing (June 2022) and the price per square foot was $251.
- One of the two sales closed in 2022 and the rolling 12-month turnover rate is 3% (2 of 68 townhomes).
Matt’s Market Update provided a detailed chart that includes these columns:
- Street Addresses
- 1 unit on Oyster Bayou Way
- 1 unit on Seagrape Circle
- No units on Estuary Trail
- One contract closed in 2022 from January to the end of November.
- Year built (1999 or 2000)
- Square feet of living area varies from 1,480 to 1,595
- Price Sold as recorded by the Pinellas Property Appraiser
- Price per Square Foot calculated on the actual sales price
- Date Sold (It was sorted with the latest sale at the top of the list)
PS: We have two Realtors who live here: Denice Jordan and Arlie Spicer.
By all means, work with a Realtor to see Bayshore properties. If you don’t yet have a Realtor, then you can contact Matt Douglas, Denice Jordan, Arlie Spicer, or Tom Scaglione. Their contact information is on the previous page (Townhomes For Sale)
If you are selling your Bayshore Townhome, you might consider ordering one or more copies of my book “The Appendix: Association Documents” for the benefit of your prospective buyers. This book contains only the Association Documents (Articles of Incorporation, By-Laws, and DCCRs) that you are required to pass on to the new owner.
If you are considering buying a Bayshore unit, you might want to order my book “Living with the HOA” which includes the Association Documents (look for the Books web page from the menu at the top). The money’s not wasted; the book will show you questions to ask for any other townhouse or condominium association you might buy!
