Bayshore Townhomes Real Estate Market Update ~ April, 2022
I pass most Bayshore units as I enter/exit the property. I pay attention to For Sale signs and/or Realtor lockboxes on door handles.
There are currently no MLS listing on the property. Our units seem to go under contract within a week of being listed!
Kudos, again, to Matt Douglas, of Keller Williams Elite Partners Realty. Matt sends current Bayshore occupants a 2-year summary and analysis of actual sales! He does this as part of his targeted direct mail advertising program.
In the 12 months ending March 31, 2022 (a full calendar year)…
- There were 4 homes sold, with an average price of $357.5K.
- The average price per square foot was up to $226.
- The lowest price-per-sq-ft was $204. This sale closed in May 2021 while the whole country was shut down by Covid-19.
- The last closing on the list was December 2021, and the price per square foot was $242.
- All Four sales closed in 2021 and the rolling 12-month turnover rate is 5.9% (4 of 68 townhomes).
- Note: Only the last sale reflects the housing boom that started in late 2021! The
- Date Closed: 12/22/2021 price per sq tt = $241 (This was the unit listed in November)
- Date Closed: 9/14/2021 price per sq ft = $231
- Date Closed: 6/10/2021 price per sq ft = $225
Matt’s Market Update provided a detailed chart that includes these columns:
- Street Addresses
- 2 units on Oyster Bayou Way
- (Half of the 10 buildings are on OBW)
- 1 unit on Estuary Trail (2 buildings are on Estuary)
- 1 unit on Seagrape Circle (3 buildings have a Seagrape address)
- 2 units on Oyster Bayou Way
- Four contracts closed in 2021 from May to the end of December.
- Year built (1999 or 2000)
- Square feet of living area varied from 1,480 to 1,806
- Price Sold as recorded by the Pinellas Property Appraiser
- Price per Square Foot calculated on the actual sales price
- Date Sold (It was sorted with the latest sale at the top of the list)
