Bayshore Townhomes Real Estate Market Update ~ March 2021
I pass most Bayshore units as I enter/exit the property. I pay attention to For Sale signs and/or Realtor lockboxes on door handles.
There is currently one active MLS listing on the property, and it already has a “sale pending” sign. Our units continue to seem to go under contract within a week of being listed!
Kudos, again, to Matt Douglas, of Keller Williams Elite Partners Realty.
As part of Matt’s targeted direct mail advertising program, he sends current Bayshore occupants a 2-year summary and analysis of actual sales!
In the 12 months ending March 31, 2021 (a full calendar year), there were 10 homes sold, with an average price of $327.5K. The average price per square foot was up to $194. The lowest price-per-sq-ft was $173 (back in May 2020, when the whole country was shut down with Covid-19!). The last closing on the list was March 2021, and the price per square foot at that time was $216.
Nine of the ten sales closed in 2020 and the rolling 12-month turnover rate is 15% (10 of 68 townhomes).
Matt’s Market Update provided a detailed chart that includes these columns:
- Address
- 9 units on Oyster Bayou Way
- (Half of the 10 buildings are on OBW)
- 1 unit on Seagrape Circle (3 buildings are on Seagrape)
- 9 units on Oyster Bayou Way
- Only one contract closed in 2021 from January to the end of March.
- Year built (1999 or 2000)
- Square feet of living area varies from 1,480 to 1,885
- Price Sold as recorded by the Pinellas Property Appraiser
- Price per Square Foot calculated on the actual sales price
- Date Sold (It was sorted with the latest sale at the top of the list)
