Bayshore Townhomes Real Estate Market Update ~ September 2020
I pass most Bayshore units as I enter/exit the property. I pay attention to For Sale signs and/or Realtor lock boxes on door handles.
There are currently no active MLS listings on the property. The only two MLS signs have “contract pending” on the bottom.
Our units seem go under contract within a week of being advertised!
Kudos, again, to Matt Douglas, of Keller Williams Elite Partners Realty.
As part of Matt’s targeted direct mail advertising program, he sends current Bayshore occupants a 2-year summary and analysis of actual sales!
In the 12 months ending July 31, 2020 (a full calendar year), there were 8 homes sold, with an average price of $305K. The average price per square foot was up a couple dollars to $189. The lowest price-per-sq-ft was $173 (back in May 2020, when the whole country was shut down with Covid-19!).
Seven sales closed in 2020 and the rolling 12-month turnover rate is 12% (8 of 68 townhomes).
Matt’s Market Update provided a detailed chart that includes these columns:
- Address
- 6 units on Oyster Bayou Way (6 of the 11 buildings are on OBW)
- 1 unit on Seagrape Circle
- 1 unit on Estuary Trail
- Contracts for five units closed in 2020 from May through July.
- Year built (1999 or 2000)
- Square feet of living area (varied from 1,480 to 1,885)
- Price Sold as recorded by the Pinellas Property Appraiser
- Price per Square Foot calculated on the actual sales price
- Date Sold (It was sorted with the latest sale at the top of the list)
PS: We have three Realtors who live here: Denice Jordan, Marcus Lund and Arlie Spicer.
By all means, work with a Realtor to see Bayshore properties. If you don’t yet have a Realtor, then you can contact Matt Douglas, Denice Jordan, Arlie Spicer, Marcus Lund, or Tom Scaglione, . Their contact information is on the previous page (Townhomes For Sale)
If you are selling your Bayshore Townhome, you might consider ordering one or more copies of my book “The Appendix: Association Documents” for the benefit of your prospective buyers. This book contains only the Association Documents (Articles of Incorporation, By-Laws, and DCCRs) that you are required to pass on to the new owner.
If you are considering buying a Bayshore unit, you might want to order my book “Living with the HOA” which includes the Association Documents (look for the Books web page from the menu at the top). The money’s not wasted; the book will show you questions to ask for any other townhouse or condominium association you might buy!
