Bayshore Townhomes Real Estate Market Update ~ April 2020
As I enter/exit the property, I pass more than half the units on my travels. I rarely see For Sale signs and/or Realtor lock boxes on door handles. Our community is very stable!
There are currently two MLS listings on the property. There is one on Seagrape Circle and the other is on Oyster Bayou Way. Both are near the pool!

As part of Matt’s targeted direct mail advertising program, he sends current Bayshore occupants a 2-year summary and analysis of actual sales that have occurred!
In the 12 months ending March 31, 2020 (a full calendar year), there have been 7 homes sold, with an average price of $301K. The average price per square foot was up $20 to about $190, and the last unit sold for $289K ($195/sqft). The lowest price-per-sq-ft was $173 (June, 10 months ago).
Two sales closed in 2020 and the rolling 12-month turnover rate is 10% (7 of 68 townhomes).
Matt’s Market Update provided a detailed chart that includes these columns:
- Address
- 4 on Oyster Bayou Way
- 2 on Estuary Trail
- 1 on Seagrape Circle
- Five sales occurred in 2019 from May to December.
- Year built (1999 or 2000)
- Square feet of living area (varied from 1,480 to 1,885)
- Price Sold as recorded by the Pinellas Property Appraiser
- Price per Square Foot calculated on the actual sales price
- Date Sold (It was sorted with the latest sale at the top of the list)
