Bayshore Townhouses Real Estate Market Update ~ December 2019
As I enter/exit the property, I pass more than half the units on my travels. I rarely see For Sale signs and/or Realtor lock boxes on door handles. Our community is very stable.
There are, however, MLS listings currently throughout the property. There is one For Sale By Owner sign on Seagrape Circle. The unit is in the building facing away from the pool.

As part of Matt’s targeted direct mail advertising program, he sends current Bayshore occupants a 2-year summary and analysis of actual sales that have occurred!
In the 12 months ending November 30, 2019 (a full calendar year), there have been 6 homes sold, with an average price of $303K. The average price per square foot was up $17 to about $182, and the last unit sold for $285K ($178/sqft). Note: The average price was skewed by a sale at $159/sqft that was between family members. The next lowest price-per-sq-ft was $173.
Six sales closed 2019 (all in May, June or September) and the rolling 12-month turnover rate is 9% (6 of 68 townhomes).
Matt’s Market Update provided a detailed chart that includes these columns:
- Address
- 3 on Oyster Bayou Way
- 1 on Estuary Trail
- 2 on Seagrape Circle
- Six sales occurred in 2019, and the last was only 3 months ago.
- Year built (1999 or 2000)
- Square feet of living area (varied from 1,480 to 1,885)
- Price Sold as recorded by the Pinellas Property Appraiser
- Price per Square Foot calculated on the actual sales price
- Date Sold (It was sorted with the latest sale at the top of the list)
Kudos, too, to Marcus Lund, for information mails to Bayshore residents. Marcus is a Bayshore resident. He works from a Keller Williams Realty office in Palm Harbor.
His mailer provided a slightly different perspective. He shows
- the list price, sold price
- the difference as a percentage, and
- the days on the market.
