Bayshore Townhouses Real Estate Market Update ~ August 2019
There are currently no MLS listings for a Bayshore townhome. A walk through the property didn’t reveal any MLS For Sale signs or realtor lock-boxes. None. Nada.
There is one For Sale By Owner sign on Seagrape Circle. The unit is in the building facing away from the pool.

As part of Matt’s targeted direct mail advertising program, he sends current Bayshore occupants a 2-year summary and analysis of actual sales that have occurred!
This report is really really short.
In the 12 months ending July 31, 2019 (a full calendar year), there have been 6 homes sold, with an average price of $305K. The average price per square foot was up $30 to about $184, and the last unit sold for $284K ($191/sqft).
Five sales closed in the first half of 2019 (all in May or June) and the rolling 12-month turnover rate is over 9% (6 of 68 townhomes).
Matt’s Market Update provided a detailed chart that includes these columns:
- Address
- 2 on Oyster Bayou Way
- 1 on Estuary Trail
- 3 on Seagrape Circle
- Five sales occurred in 2019, and the last was only 2 months ago.
- Year built (1999 or 2000)
- Square feet of living area (varied from 1,480 to 1,995)
- Price Sold as recorded by the Pinellas Property Appraiser
- Price per Square Foot calculated on the actual sales price
- Date Sold (It was sorted with the latest sale at the top of the list)
Kudos, too, to Marcus Lund, for information mails to Bayshore residents. Marcus is a Bayshore resident. He works from a Keller Williams Realty office in Palm Harbor.
His mailer provided a slightly different perspective. He shows
- the list price, sold price
- the difference as a percentage, and
- the days on the market.
