For Sale ~ June 17, 2019 (1 Unit)
As I enter/exit the property, I pass more than half the units on my travels. I rarely see For Sale signs and/or Realtor lock boxes on door handles. Our community is very stable.
I have alerts set up on my Realtor’s portal and Zillow.com ~ another Bayshore Property has shown up on Zillow. This is the only one available today.
MLS# ?? ~ This is a 1,595 SqFt middle unit, with two bedrooms and a den/office on the 3rd floor. (The only reason the den isn’t a bedroom is that it doesn’t have a closet.)
This particular unit had previously been FISBO (For Sale By Owner) but it now shows an agent on Zillow. There is no MLS number.

As part of Matt’s targeted direct mail advertising program, he sends current Bayshore occupants a 2-year summary and analysis of actual sales that have occurred!
In the 12 months ending May 31, 2019 (a full calendar year), there have been only 4 homes sold, with an average price of $306K. The average price per square foot went up a lot to about $182, but the last unit sold for $319K ($200/sqft).
Only 2 sales have been recorded in 2019, and the turnover rate is under 6% (4 of 68 townhomes) for the last 6 months.
Matt’s Market Update provided a detailed chart that includes these columns:
- Addresses
- 1 on Estuary Trail
- 3 on Seagrape Circle
- Two sales occurred in 2019, and both were in May. The other two sales were in May and September 2018.
- Year built (1999 or 2000)
- Square feet of living area (varied from 1,595 to 1,995)
- Price Sold as recorded by the Pinellas Property Appraiser
- Price per Square Foot calculated on the actual sales price
- Date Sold (It was sorted with the latest sale at the top of the list)
Kudos, too, to Marcus Lund, for the information he mailed to Bayshore residents. Marcus is a Bayshore resident. He works from a Keller Williams Realty office in Palm Harbor.
His mailer provided a slightly different perspective. He showed
- the list price, sold price
- the difference as a percentage, and
- the days on the market.
The two homes that have closed in 2019 were on the market 21 and 69 days.
The two homes that sold in 2018 were on the market 38 and 6 days.
