Bayshore Townhouses Real Estate Market Update ~ Nov 2017
There are currently no MLS listing for a Bayshore townhome. A walk through the property didn’t reveal any For Sale signs or realtor lock-boxes. None.

(813) 361-5201 (Website = www.RealtorMattDouglas.com) As part of Matt’s targeted direct mail advertising program, he sends current Bayshore occupants a 2-year summary and analysis of the actual sales that have occurred on the property!
In his latest letter, he shows that during the 12 months ending September 30, 2016 (last September), there were 9 homes sold, with an average price of $256K.
In the 12 months ending September 30, 2017 (this September), there have been 5 homes sold with an average price of $259K. That’s an average increase of over $3.5K! The average price per square foot went up $5, from $143 to $148.
Matt’s Market Update provided a detailed chart that gives details for those 5 sales since October, 2016, including these columns:
- Address
- 3 on Oyster Bayou Way
- 1 on Estuary Trail
- 1 on Seagrape Circle
- Year built (1999 or 2000)
- Square feet of living area (varied from 1,595 to 1,885)
- Price Sold as recorded by the Pinellas Property Appraiser
- Price per Square Foot calculated on the actual sales price
- Date Sold (It was sorted with the latest sale at the top of the list)
The five sales occurred in this calendar year:- One townhome was sold in May 2017
- Four townhomes were sold in March 2017
Our annual turnover is under 10% (5 of 68 townhomes sold)
